Cancellation by Oaktree.
If for any reason beyond our control we have to cancel the holiday arrangement, we will refund all monies received and any further liabilities for either party will cease.
Cancellation by Payee (Guest)
Period before accommodation (holiday) within which notice of cancellation is received by Oaktree from the date of booking. Cancellation charges (percentage of accommodation/holiday price) is as follows:
60 days or more before arrival = deposit paid.
59 to 45 days = 70% – 45 to 30 days = 90% – under 30 days = 100%.
We recommend you insure against cancellation of your booking
Through accident, illness or other unforeseen circumstances.

1 All offers of accommodation are subject to availability , Booking’s cannot be guaranteed until the deposit/full-payment is received and paid.
2 By paying deposit or full payment is acceptance of our terms and conditions.
3 Deposit of £100 pw on all Bookings. Balance due 60 days prior to arrival date.
4 N.B. Holidays booked less than 60 days in advance must be paid for in full.
5 Due to being a small family business we regret that all deposits are non-refundable.
6 Additional Persons are charged at 10% of RRP Weekly Rate.

9 Properties are available from 3 pm and guests are asked to vacate by 10 am on the morning of departure.
10 All Pets by arrangement only. Small/medium/large dogs are chargeable please call.
11 Pets are not allowed in bedrooms and must not be left in the cottages unattended.
12 The proprietors, including any employees, cannot accept liability for inconvenience, personal injury, loss or damage to any property brought in or onto the premises, however caused.
13 The cottage will not accommodate more than the stated number of beds/persons
14 No more persons can be accommodated than the number agreed in the booking.
15 Only persons listed on the booking form are allowed to sleep in the accommodation.
16 You must inform us of any changes (health & safety).
17 Proprietors reserve the right to enter the property if necessary during your stay.
18 No bait or tackle to be taken into accommodation.
19 Please kindly leave property clean & tidy
20 Please kindly leave furniture and equipment in the same condition as it was found.
21 Please report any breakages to the proprietor.
22 Cottages have free fishing day tickets on Oaktree and Otter’s Lakes (1 / 2 – rods per-person).
23 Stags lake has subsidised/discounted cottage fishing day tickets.
24 A returnable deposit on all cottage group bookings. (When Applied).
25 Please kindly leave property clean and tidy.
26 An appropriate sum will be deducted for any damage.
27 The cottages and their contents must be left in the same condition as found on arrival.
28 Any damage must be reported and paid for in full.
29 Non-payment of the balance on the due date will be treated as a cancellation.

30 Unnecessary Cleaning is Chargeable.
